The retreat is built into a limestone escarpment on the eastern shore of Phang Nga Bay, twenty-six acres looking west across the karst islands. Forty-two suites step down the cliff on nine terraces, connected by a funicular and a stepped garden path.
It opened in 2019, the last resort permitted on this stretch before the bay's development controls tightened. The construction was difficult and slow — every terrace was cut rather than filled — and the result is a building that is almost invisible from the water.
Sunset from the western terraces over the karsts is the property's single greatest asset, and the restaurant that occupies them is booked by non-residents months ahead.
Held off market. The vendor family retains a controlling interest in the private access road and will only sell to a purchaser prepared to leave that arrangement in place.
Development controls introduced in 2021 mean no comparable cliff-side consent will be granted on this shoreline again. The outlook west across the bay is protected by the same controls.
Trading is solid rather than spectacular — 76% occupancy across a 250-day season — and the obvious gap is the absence of any wellness offer on a site that is otherwise perfectly suited to it. Two terraces are built but unfitted.
