About the Firm

A small firm, deliberately.

Resorts International connects discerning investors with exceptional hospitality assets across the world’s most desirable destinations. We act for a small number of vendors and a smaller number of buyers, and we are selective about both.

Our Position

Hospitality assets are not real estate with beds in them.

A resort is three things at once — a piece of irreplaceable land, a set of buildings, and a trading business with several hundred people in it. Advisors who treat it as any one of those in isolation get it wrong, usually expensively.

We were established to work at the intersection. Our directors have run resorts, financed them and sold them, and that combination is what allows us to tell a client honestly whether an asset is a good building with a weak business, or a mediocre building with an exceptional position.

The firm operates across eight regions with a deliberately small team. We have turned down more mandates than we have accepted, and we would rather decline work in a market we do not know than learn it at a client's expense.

How We Work

Four things we do not compromise on.

    We decline more than we accept

    Roughly one submission in nine becomes a mandate. A collection is only meaningful if something can fail to enter it.

  • 02

    We read the documents ourselves

    Tenure, water rights, management agreements, concession terms. More resort transactions fail on these than on price.

  • 03

    We do not market speculatively

    Particulars go to a named shortlist, never to a distribution list. Vendors know exactly who has seen what.

  • 04

    We stay in markets we know

    Eight regions. We would rather decline a mandate in a ninth than advise on something we only half understand.
