The island sits in Bacuit Bay among the limestone karsts of El Nido — 210 acres, four beaches, an interior freshwater spring and a fringing reef in recovery under a five-year restoration agreement.
Construction began in 2023 and is roughly 60% complete. Fifty-eight keys are planned: thirty-four beach villas, sixteen forest villas on raised platforms and eight cliff suites cut into the northern headland. The arrival jetty, the desalination and power plant, the staff village and the spine road are all finished and commissioned.
The design work, by a Manila and Copenhagen practice, is unusually restrained for the region — timber, rattan, and lime render, with no structure rising above the tree line.
This is a development-stage acquisition. The vendor is a construction consortium that has completed the difficult and capital-intensive infrastructure phase and now wishes to exit before fit-out.
All permits are in hand and transferable: foreshore lease, environmental compliance certificate, building permits and the reef restoration agreement. The regulatory path — by some distance the hardest part of a Philippine island development — is complete.
Remaining capital expenditure to opening is estimated at $34M. On the consortium's own feasibility, a 2027 opening at stabilised trading supports a valuation materially above the combined acquisition and completion cost.
