Koh Rayang holds 48 acres on the eastern side of a small island in the Trat archipelago, an hour by boat from the mainland and a world away from Thailand's developed resort coasts. The site was a rubber smallholding until 2014.
Thirty-six pavilions are raised on timber piles through regenerating rainforest, connected by boardwalks that were routed around every tree above 20cm in diameter. Nothing was cleared for the buildings. The single beach is left entirely undeveloped apart from a bar and a dive shed.
The resort has been carbon-neutral certified since 2021 and buys nothing that arrives in single-use plastic — an operational commitment that has proved to be a genuine booking driver in its core European markets.
A clean, well-run asset at an accessible entry point for a first island acquisition, or a natural bolt-on for an operator building a Southeast Asian collection.
The resort trades a 240-day season at 81% occupancy, with 64% of bookings direct and a repeat rate above 30%. Distribution costs are consequently very low.
The obvious upside is wellness. There is no spa. A consented site adjacent to the arrival pavilion could take a full wellness building, which in this segment typically lifts total revenue per available room by 18–25%.
