Wadi Reem occupies 320 acres of a private wadi in the Al Hajar mountains, two hours from Muscat. The resort is genuinely off-grid: a 1.8MW solar field with battery storage carries the entire site, and water comes from a licensed aquifer bore with on-site treatment.
The 44 suites are built from stone quarried within the wadi and tensioned canvas, set along the escarpment so that each looks out over the valley floor with no sightline to another. Nothing is air-conditioned in the conventional sense — the buildings use thermal mass and night-flush ventilation, with mechanical cooling as a backup that rarely runs.
The resort has won a run of design and sustainability awards since opening in 2020 and has become a case study in low-impact desert hospitality.
The vendor is the original developer, an Omani family business, seeking a partner or full exit to fund a second site. They will consider retaining a minority interest.
Wadi Reem trades at 66% occupancy with an ADR above $1,400 and, because of the energy position, an operating margin of 41% — well ahead of regional norms for a resort of this scale.
Oman's tourism strategy and the expansion of long-haul capacity into Muscat have materially improved the market backdrop. Two internationally branded resorts announced for the region will lift awareness without competing directly at this price point.
