The Property
Built in 1903 as a sanatorium for the lake's winter visitors and converted to a hotel in the 1960s, Montreux Alpine Retreat sits at 1,180 metres on a south-facing shelf above Lake Geneva. The original stone and timber structure survives intact; a five-year restoration completed in 2019 rebuilt everything behind the façade.
The house holds 76 keys across the historic building and two discreet garden pavilions added during the restoration. Rooms are large by Alpine standards — the smallest is 42 square metres — and every one faces the lake. The top floor is given over to four residences with private lift access.
What distinguishes the asset commercially is the clinic. Two full floors operate as a licensed medical wellness facility under a long-term lease to an independent Swiss practice, delivering longevity, orthopaedic and recovery programmes. It fills the shoulder seasons that ordinarily hollow out Alpine trading.
The Opportunity
The vendor is a Swiss institutional fund at the end of its hold period. The offering comprises the freehold, the operating business and the clinic lease, which has eleven years remaining with a fixed uplift schedule.
The clinic contributes 34% of EBITDA on 22% of floor area and produces almost no seasonality. Hotel occupancy has never fallen below 61% in any quarter since reopening — an unusual profile for a mountain asset at this altitude.
The estate includes 18 acres, of which roughly six are undeveloped and zoned for residential use. A consented scheme for eight chalet residences has been drawn but not pursued; a purchaser could pursue branded-residence sell-down alongside the operating hotel.
