Investment Overview
Price per key $1,619,048. Figures are illustrative and provided for this demonstration only.
Casa del Mar is cut into the rock between Positano and Praiano, nine acres of terraced citrus gardens descending 140 metres to a private bathing platform reached by a glass funicular. The estate was assembled from three adjoining villas over two decades and opened as a single hotel in 2011.
Forty-two keys are distributed across five buildings, none taller than two storeys, linked by stepped paths and pergolas. The palette is deliberately plain — lime plaster, local stone, unvarnished chestnut — against gardens that do the decorative work. Twenty-eight rooms have private terraces with unobstructed sea aspect.
The estate holds something almost unobtainable on this coastline: private, permitted sea access with mooring rights for two tenders. It is one of a small number of properties on the Amalfi with that combination.
Offered privately, off market, at the vendor's request. The estate has never been publicly listed and the current owners have declined three unsolicited approaches since 2023.
The hotel trades a 197-day season at 89% occupancy and an ADR that ranks in the top decile for the coast. Rate integrity is exceptional — there is no OTA distribution and no discounting in any channel.
The clear value case is season extension. The buildings are fully winterised but the hotel has never traded November to March. Comparable coastal estates that opened a shoulder programme have added 60–80 trading days without material rate erosion.
