Bora Lagoon Estate occupies its own motu — a coral islet on the barrier reef — with 74 acres facing across the lagoon to the volcanic peaks beyond. The view is the product, and it is unimprovable.
Seventy of the 102 keys stand over water. The remainder sit along the inner beach among coconut palm and pandanus. The resort was rebuilt almost entirely between 2017 and 2020 after storm damage, so the built stock is effectively new despite the 1998 opening date.
The estate holds an exclusive concession over 240 hectares of lagoon — including the reef pass — which governs anchoring, watersports and commercial access. It is the sort of right that is no longer granted.
Introduced privately. The vendor is a Polynesian holding company that has already agreed terms to sell two sister assets and is completing a full portfolio exit.
Trading is strong at 76% occupancy with ADR above $2,100, and the market has structural scarcity — the total supply of overwater villas in the Leewards has grown by less than 4% in a decade.
The lagoon concession is materially under-monetised. It is currently used only for guest activities; comparable concessions elsewhere in the Pacific support a separate marine-experience business serving the wider island.
