The Seychelles Grand holds a full headland on Praslin's north-west coast: 140 acres taking in two beaches, a granite ridge and 61 acres of covenanted forest that can never be built on. The resort opened in 2009 and was comprehensively refurbished in 2021.
The 164 keys range from garden rooms to eleven multi-bedroom villas along the ridge, several of which trade above €12,000 a night in high season. Scale is the asset's defining characteristic — it can absorb a 400-guest buyout, a conference, or a wedding programme without displacing transient business.
The covenanted forest is home to a coco de mer population under a management agreement with the national conservation authority, and the resort's naturalist programme has become a genuine demand driver rather than a marketing line.
A rare opportunity to acquire scale in a market where scale is effectively unrepeatable — Seychelles planning policy has not permitted a resort of this size since 2011, and will not again.
The asset is currently under a third-party management agreement with eighteen months remaining and a clean termination right on change of control. An incoming owner can take the property to any operator, or self-manage with the existing executive team, all of whom have indicated they would remain.
Group and MICE revenue is under-exploited at 9% of total, against a 20–24% norm for comparable large-format island resorts. The conference and event infrastructure is already built and largely idle.
