Marigot Bay is one of the few genuine hurricane holes in the eastern Caribbean, and Saint Lucia Bay Club holds 34 acres of its southern shore together with the marina concession. The bay's shelter is the reason the resort trades through a season that closes much of the region.
Eighty-eight keys are arranged in low blocks stepping up the hillside, all with bay aspect, refurbished in phases between 2019 and 2023. The marina takes 42 vessels to 40 metres and is at capacity for most of the year.
The resort holds an approved designation under Saint Lucia's citizenship-by-investment programme — a route to funding expansion that very few Caribbean assets can access.
The vendor is a regional hotel group restructuring after a wider portfolio refinancing. The process is a genuine one and the group has indicated a preference for speed over price maximisation.
The marina and the CIP designation are the two features that distinguish this from a conventional Caribbean beach asset. The marina alone contributes 31% of EBITDA on modest capital, and its berths have a long waiting list.
Two hillside parcels within the boundary are consented for a 24-key villa phase. Under the CIP designation, that phase could be substantially pre-funded by qualifying investors rather than by the balance sheet.
